We rent properties faster by partnering with Tenant Turner to help pre-qualify all prospective tenants to make all in person showings more efficient. Our leasing call center responds to all applications for your rental property 24 hours a day, every day.
In order for any prospective tenant to apply for your rental property, they must provide a copy of their drivers license, as well as proof of income to show 3 times the monthly rent. Through our 3rd party vendor, prospective tenants will also have to complete a tenant screening process that includes their place of employment, credit report, criminal background and an eviction report. We will also review any prior rental history and follow up with previous landlords.
We make rent collections easy! Tenants are encouraged to use their tenant portal to make rent payments online with an EFT. Tenants can also schedule cash payments to be paid at certain retail locations throughout the country. For tenants that cannot utilize these options, our office hours are 8:30am-4:30pm where a check or money order can be dropped off.
All maintenance requests are tracked 24/7 with our emergency maintenance after hours call center. When a maintenance request is created, we keep in contact with the owner, the vendor and the tenant to make sure repairs are completed efficiently and correctly. We have an in house maintenance team as well as off site emergency vendors that are fully insured to do quality work for all your properties that offer discounted rates.
By logging into your owner portal you will be able to see statements, reports, and invoices, so you can keep detailed track of how your investment is doing. If you prefer to not activate your owner portal, you will be emailed your owner statement monthly. You will also receive your annual 1099 and a year end summary of all the activity that makes it easier on you for your tax reporting. that makes it easier on you for your tax reporting.

Your leasing agent manages the lease signing with the approved tenant, using our professionally prepared lease, and ensures that all proper contracts are executed correctly. At the same time, rents, deposits and any fees are collected in accordance with local legal and financial regulations. Finally, the leasing agent and approved tenant conduct a walk-through to document conditions. This important walk-through assists in accurately assessing any changes in conditions when the tenant moves out.
